The neighbourhood of Sumas Way can be found in the city of Abbotsford, British Columbia, which is located in the Abbotsford - Mission metropolitan area.

Transportation

Sumas Way is reasonably suitable for pedestrians; running day-to-day errands is convenient without a car. In contrast, this part of the city is not particularly bicycling-friendly because there are few bike lanes, and riding is rendered strenuous by the typically steep area. Getting around by transit can be difficult in this area as a result of the infrequent service. Nonetheless, the neighbourhood is linked by a few bus lines, and bus stops are not very far from most properties. On the other hand, the best way to navigate this area is very often a car. The majority of properties for sale are a short car ride from the closest highway, such as Trans-Canada Highway, and it is very convenient to access a place to park.

It is usually possible for house buyers in this part of the city to buy groceries by foot. A limited variety of restaurants and coffee shops is available as well. This neighbourhood is quiet overall, as there are generally low levels of noise from traffic - however some parts can be quite noisy, especially close to one of the railway lines, Sumas Offramp Way or sumas way.

Housing

Single detached homes are the most common housing type, representing around 45% of buildings in Sumas Way, but small apartment buildings and duplexes are also present in the housing stock. The homes in this part of the city are quite new, since about 30% of its dwellings were built after the year 2000, while many of the remaining buildings were constructed in the 1960s and the 1980s. This neighbourhood also has a good variety of unit sizes; it is quite easy to find houses ranging from lofts to four or more bedrooms. Around two thirds of the population of this neighbourhood own their home whereas the rest are renters.
